Multi-family unit construction
Fort Lauderdale

Broward County, located in southeastern Florida, is a diverse, fast-growing region known for its beautiful beaches, thriving economy, and growing population. In recent years, the construction of multi-family units has been on the rise, transforming the housing landscape, to meet the evolving needs of the county’s residents.

Population growth and increased demand for housing have been key drivers of the construction boom in Broward County. As more people choose to call this area home, the need for affordable, accessible, and diverse housing options has become paramount. Multi-family units, such as apartment complexes, condominiums, and townhouses, have emerged as solutions to accommodate this demand.

Multi-Family Units in Broward County – A Pillar for Economic Growth

One of the primary advantages of multi-family units is their ability to maximize land use and density. In a county where available land is limited, constructing multi-family developments allows for more efficient use of space, making it possible to accommodate a larger number of residents in a smaller footprint. This approach helps address the housing shortage and promotes urban infill, reducing the pressure for sprawl and preserving open spaces.

The construction of multi-family units also contributes to the economic growth of Broward County. These projects generate a significant number of jobs in the construction industry, providing employment opportunities for skilled laborers, architects, engineers, and other professionals. And the presence of multi-family developments stimulates the local economy by attracting new residents who contribute to the local retail, dining, and service sectors.

Developers recognize the importance of catering to different lifestyles, preferences, and budgets. As a result, multi-family projects range from luxury high-rise condominiums with resort-style amenities to mid-range apartment complexes and affordable housing initiatives. This variety ensures that individuals and families of various income levels can find suitable housing options within their means.

Recently, the state of Florida implemented new legislation that allows for the construction of multi-family buildings in areas that were previously restricted. This change in zoning regulations has opened up new opportunities for developers and investors to meet the housing needs of Broward County residents.

Florida Senate Bill 102, also known as ‘Live Local’, should drastically increase the number of properties throughout Florida which can now be developed into much-needed affordable housing. While local governments need to have a process of implementation – which will be different depending on the jurisdiction – they now have a tool to approve prospective affordable housing development on sites zoned commercial, mixed-use, and/or industrial. Moreover, since these potential changes in use (from commercial to affordable residential, for example) would be made administratively, it significantly waters down the effects of NIMBY opposition,” says Mitchell Rosenstein, Principal, Green Mills Group.

In addition to the economic benefits, multi-family units often provide residents with a range of amenities and conveniences. Developments may feature fitness centers, swimming pools, communal spaces, green areas, and in-house services. These amenities enhance the quality of life for residents, fostering a sense of community and providing opportunities for social interaction and recreation.

Sustainability and energy efficiency have also become integral considerations in the construction of multi-family units. Developers are incorporating eco-friendly features, such as energy-efficient appliances, sustainable building materials, and solar panels, to reduce environmental impact and lower utility costs for residents. These initiatives align with Broward County’s commitment to sustainability and promote a greener future for the region.

Finally, multi-family units in Broward County often benefit from convenient locations. Developers strategically choose sites near transportation hubs, employment centers, educational institutions, and entertainment venues, offering residents easy access to essential services and reducing commuting times. This accessibility enhances the overall desirability of multi-family living in the county.
