When Danto Builders first set eyes on this 3,800-square-foot warehouse near Wynwood, it was the definition of “as-is.” Bought by their client to store his exotic cars and art collection, the space had minimal amenities, think window AC units and a bare-bones interior. They immediately saw the potential to turn this building into a vibrant gallery for the neighborhood and community to enjoy.
Their first challenge was updating the building, so it met all the necessary codes and regulations. Major electrical work was required, which included relocating the meter from the outside to the inside. Since the space was mostly unfinished, they had to factor in everything from fire safety requirements, like building a fire-rated room around the new meter, to ensuring there was enough clearance around key areas.
A big part of creating an inviting gallery is curb appeal. They replaced the front elevation with impact glass garage doors for a sleek, modern look. The front façade with graffiti art has that quintessential Wynwood vibe by day and makes the building stand out as a local art hotspot.
Inside, the warehouse was opened up to provide a versatile exhibition space for rotating collections. They gave the interior a fresh coat of paint, black ceilings, and white walls, to keep it simple and let the art do the talking. Movable walls were built so exhibits can be rearranged in a snap. They also redid the bathroom and the storage area/office space for better functionality.
But they didn’t stop there. A small bar and café area was added, complete with the necessary plumbing. Now, visitors can enjoy light refreshments while they take in the artwork and exotic cars.
No more relying on window AC units! They installed package units on the roof to keep the entire space comfortably cooled, making it possible to host events even during Miami’s hottest months. The floor received a fresh epoxy finish, and the warehouse’s roof was repaired and sealed to prevent leaks and water intrusion.
They also wrapped the exterior walls in plywood for a modern-industrial look, while adding extra durability and convenience when installing artwork. Only patching and repainting is needed when relocating artwork. Great lighting was critical for showcasing art, so they brought in new fixtures to provide better visibility.
One of the biggest challenges was dealing with roof drainage and FEMA flood control levels. The city required an exfiltration ditch, which meant carving into solid coral rock, and digging and chipping by hand due to the limited work space. They dug 15 feet down and 6 feet wide and 70 feet long, then added layers of rock, filter cloth, sand, and storm drainage pipe. Each layer had to be inspected by a third-party engineer, so it was a lengthy and meticulous process. Once finished, the top was covered with drainage grass and artificial turf, and they installed aluminum bridges over the storm drain caps for easy access and a neat appearance.
The warehouse is currently on its way to being transformed into a dynamic space that blends art, architecture, and automotive marvels. With its open floor plan, bar-café, and striking exterior, this gallery is a standout addition to the Wynwood scene.
