Converting an 18,000-square-foot property into a modern dance academy is an undertaking that the Danto Builders team was more than happy to take on. This space was essentially three separate buildings that were cobbled together. Along with the discovery and work process, issues were found ranging from footers that needed fixing, to a massive new support beam that would need to be installed. This renovation was truly a masterclass in problem-solving.
Right from the start, it came to light that some of the architect and engineer’s plans needed additional critical details, especially regarding the footers on the perimeter and sides of the building. As they dug deeper, they realized they’d have to make corrections by reinforcing the foundation.
The footers weren’t their only concern. The existing roof supports also needed a major overhaul. Ultimately, they decided the best solution was to replace multiple smaller supports with a single, massive support beam, 36 inches deep and 50 feet long. They had to shore up the structure, remove three existing columns, and carefully install the new beam without compromising the building’s integrity.
Putting in a beam of this size is no small feat. They started by adding shoring to hold everything in place while they worked. Once the beam was ready to go in, they built a spread footer beneath it to ensure the support would be rock-solid once the shoring was released.
Because the existing slabs in some areas were an astonishing 12 inches thick, they had to scarify (scrape and roughen) and grind down certain spots for a better fit. This precision ensured the newly added beam connected seamlessly with the columns, bar joists, and twin ties, giving them a sturdy framework for the entire academy.
One of the quirks of this property is that each floor has a slightly different elevation. Adjusting for these changes takes a lot of planning, whether it’s leveling floors or ensuring proper drainage at each level. That said, these varied elevations might just give the dance academy some unique character, and a more interesting spatial layout for classes and rehearsals.
What’s a renovation without a few curveballs from city inspectors? Due to the building’s “change of use”, from a multi-unit structure to a dance academy, they had to plan for specific drainage changes. This included rethinking how they handle runoff water around the property and making sure all new work meets local regulations.
Behind the building lies a small outdoor area that they cleaned up to create a cozy garden space. They’re exploring the possibility of adding decking not only to enhance the look but also to serve as a functional drainage solution. This area will be the perfect spot for students and instructors to relax, socialize, or even host small outdoor performances.
With the structural reinforcements nearly complete, they’re now on track to finish the rest of the renovation in just a couple of months. From installing dance-friendly flooring to fine-tuning the lighting and sound systems, there’s still plenty of work to do. However, each stage of this project brings them closer to opening a dance academy that will inspire creativity, movement, and community.
Renovating this property has been both exciting and challenging, but at the end of the day, seeing how far they’ve come—from fixing footers and laying a gigantic beam to planning an outdoor oasis—reminds them why they love this work.
